Frank Tropea III – Managing Partner
Mr. Tropea is the founder and Managing Partner of Greenhill Partners-Real Estate Investment. As Managing Partner, Mr. Tropea oversees and directs all operations of the company. Greenhill Partners is a full service owner and operator of private off-campus student apartments. Not only does he run the company, but he also invests his personal equity in the real estate investments that Greenhill acquires.
Prior to Greenhill Partners, Mr. Tropea assisted with the successful growth and development of GMH Associates, which became the largest private student and military housing company in the country. While at GMH for 17 years, Frank sourced institutional equity partners, directed the development and construction divisions, obtained financing, and oversaw the acquisitions, management, and operations as the President of GMH Capital Partners L.P. During this time GE Capital joint venture was formed, which he worked to establish.
Shortly thereafter GMH Communities Trust, Inc. (NYSE:GCT) was established, a leading publicly-traded student housing REIT.
Prior, Mr. Tropea was the procuring agent for over $1 billion dollars worth of financing for a variety of income producing properties. He has also sold institutional investment transactions valued in excess of $1.5 billion. Between 1980 and 1984 Mr. Tropea worked with Coldwell Banker, Commercial Real Estate Company (now CBRE- Coldwell Banker Richard Ellis) and was noted for being top salesman for two consecutive years. Mr. Tropea’s extensive background knowledge and experience contributes to his accomplished repertoire in the commercial real estate industry.
Frank Tropea received his BA in Business Administration from the University of Houston, and served in the US Army Reserves from 1968 to 1974. Mr. Tropea currently holds Real Estate Broker licenses in Pennsylvania, New Jersey and Florida.
D. Bruce Constable – Partner
Mr. Constable is a Partner with Greenhill Partners. He is involved in all aspects of the operations and growth of the company including acquisitions, asset management, property management and debt and equity placement. Mr. Constable has worked in the commercial real estate industry since 1993.
Prior to Greenhill Partners, Mr. Constable was the Director of Acquisitions and Asset Management at Sage Real Estate Group. Sage invests and manages private equity real estate funds and focuses on niche opportunities in the student housing, office, multi-family, and industrial sectors. As the Director of Acquisitions and Asset Management, he underwrote and recommended the acquisition of all investments made by the fund, and had Asset Management responsibility for all owned assets. The risk profile of the portfolio ranged from core/stabilized to opportunistic/ground-up.
From 1995 to 2007 Mr. Constable worked at GMH Associates, Inc. While at GMH, Mr. Constable held various positions within this fully integrated real estate company and gained valuable experience in all areas of the commercial real estate industry including: debt and equity placement, development and construction services, acquisitions and property management. GMH Communities Trust, Inc. (NYSE:GCT) was established in 2005 and became the largest owner and operator of student housing in the nation.
Mr. Constable received his BS in Business Administration from the University of Delaware in 1989 and passed the Pennsylvania Real Estate License Examination that same year.
Patricia M. Chipman – Corporate Controller
Ms. Chipman is a Certified Public Accountant and co-founder of Chipman & Chipman, LLC, a consulting firm that assists public companies with the preparation of periodic reports required to be filed with the Securities and Exchange Commission, compliance with Section 404 of the Sarbanes Oxley Act of 2002 and the preparation of partnership and individual income tax returns. The firm also provides outsourced financial resources to clients assisting in financial reporting, forecasting and accounting services. From 1996 to 2001, Ms. Chipman was the Corporate Controller with GMH Associates, Inc., a real estate management company. Ms. Chipman was a Staff Accountant with Dreslin & Company, a CPA firm, from 1992 to 1996, and served as an Accounting Manager for CCI from 1991 to 1992. She received a B.A. in Economics from Ursinus College in 1991. She is a member of the American and Pennsylvania Institute of Certified Public Accountants. Pat has been with Greenhill Partners since 2010.
